Five tenets we
work from.

Local Theory is a discipline, not a catchphrase. We research before we recommend, and we recommend before we execute. These are the five convictions that guide our work, in order.

I.

Place is a thesis.

A neighborhood is a working hypothesis about a customer. Before we tour a single space, we write down what that hypothesis is — for your brand, on this block, in this year — and we test it against everything we see.

II.

What's listed is a fraction.

Public listings represent the part of the market that has given up on being patient. We work the rest: owners we've known for years, operators ready to sublease, families weighing whether to sell.

III.

Build is an option, not a last resort.

If the right address doesn't exist yet, we'll assemble the land, the architect, and the capital to make it. A ground-up build is often the cheapest way to get the right answer.

IV.

Local beats national, every time.

The brokers who know the corner own the corner. We staff every market with people who walked it before they had a license, and we don't pretend to know cities we haven't lived in.

V.

The deal is the easy part.

Negotiating a lease is a craft we take seriously and don't talk about much. The hard work is the year of intel that tells you which lease to sign.
